We've just sold our house through House Network for £395 + VAT. It would have cost £2430 through any of the 3 estate agents who gave us a quote. The service levels were really good all the way through (thanks Gemma!). You have to do the viewings yourself and we had initially worried that would be difficult to fit in around work and a 1hr commute, but booking in the viewings for evenings and weekends was never a problem (that's when people usually want to see houses anyway and estate agents often refuse to, so I think that's a better solution all round). The photos and 180 degree pan arounds they did were amazing quality (way better than the blurry ones their competitors did) and we got about 20 shots and 4 pans (every room that it was worthwhile doing and they'd have done more if we'd asked) up on rightmove and all the other big websites within about 48 hours. We had 4 offers off 11 viewings, which is a great conversion rate - I really think that the high quality and number of photos means that there are no wasted viewings and I wish that had been the case with our own house hunt as you already know if the kitchen is going to be too small etc etc. We accepted an offer on the flat after only 44 days on the market. Not only that - we sold the flat for £5K more than the maximum asking price that those 3 estate agents would have put it on the market for, and £12K higher than one of them - so really, what are we paying high street agents for anyway? We've now moved and I'd highly recommend these guys to anyone

I cannot recommend HN highly enough. Within 24 hours of contacting them and shelling out £650, the guy arrived to take photos, virtual tour, do floor plans and energy certificate assessment. 12 hours later he'd published to the web site, having done room descriptions etc we didn't have to do anything. 48 hours later we had our first viewing. Our house sold within 10 days, to someone that saw the board outside and then viewed online (moral: spend 40 quid on the board!).
Throughout the entire process we were kept up to date with progress, viewers were asked for comments on the property, whether interested or not, which provided very useful feedback. HN handled the actual offer, contacting solicitors etc. To cap it all, we'd been quoted £5800 by a High Street Estate Agent to sell our property. We spent the £5000 we saved on new furniture for our new property. Many thanks HN! HN don't have a High Street presence and they don't show clients around, but for everything else they beat High Street Estate Agents hands down. I can't guarantee all go as smoothly as ours did, but for £650 up front it's got to be worth a punt (and no, they didn't pay me to say this!)

Selling our house through House Network could not have been easier. The process of getting the house to market was simple and efficient. Staff were always knowledgeable, proficient and available to answer queries. All viewers (and there were plenty!) said how efficient the process of booking an appointment had been. I too was initially unsure of using an on line agent despite my own investigations and having convinced myself this must work, as my own existing agent had told me 80 to 90% of enquiries come from buyers having searched web portals, so what was I waiting for ?? After 3 months with a traditional agent with my house receiving no viewings, no doubt in part to the inflated valuation they gave, I jumped to HN. Any queries I had, I was able to contact this person or a member of their team who were equally professional and efficient 7 days a week, unlike other solicitors where you can only contact them monday to friday. One of the other reasons that i was impressed with House Network was that you could track your sale or purchase online and were able to constantly keep yourself updated with the progress, they give you all the information you need such as, how many queries they have requested, how many are answered when contracts are exchanging etc. Along with this they also text you whenever any milestone has been reached. My main reason for going with House Network was the price they quoted me for the sale and purchase of my properties. Overall i saved over £1500 by not going with a local estate agent and in my opinion i received a better service. The website they created for my sale of house was excellent. There were no limit of how many photos you could have for your house, they created a panoramic 3D colour footage of several rooms and all with floor plans. With House Network, on viewings they will contact you to say they have a viewing and will then liase with you when you would prefer for the buyer to visit. I got great feedback from people where they said they preferred to be shown around by the owner of the house as they felt it was more personable and all the questions they had got answered there and then. After each visit of a would be buyer, you were then able to go back on line and see their response to see what they thought of your property. This gave you a good insight to see what people liked and if there was anything you could to improve your property to gain a sale. I will definitely be telling my friends and family about House Network if they are to ever move and I will certainly be using them again if I move again.

House Network provides all of this. The cost premium high street estate agents charge for a face-to-face conversation and a shop window advert is no longer worth it. I obtained quotes from other residential agents for selling my house and they told me the fee would be £5,000 to £6,000. For showing around 20+ people, it works out at a cost of about £200 per showing for 30 mins each. High street residential agents offer very little added value in transactions today. They are unregulated and offer few qualifications. House Network met all my criteria and did it all for a reasonable price. I will definitely be returning to House Network to sell my house in the future. My experience of using high street agents during the purchase of my new house means that I will never use them again.

I would just like to submit the following testimonial regarding your services. After using estate agents in the past to buy properties from, I have always found their service to be particularly poor. Never returning phone calls, dragging their feet and just generally being in the way and slowing the whole process down.
I came across House Network when we saw a property we wanted to view. I was very impressed from a buyers point of view as to how much info you took from me to ensure I was a genuine buyer and not a timewaster (in a very professional manner!) You were prompt with arranging my viewing and the same came to when we wanted to put an offer forward. From that point on I thought I would use you if we ever came to sell one of our properties...which we decided to do 3 weeks ago.
You arranged for Ian Atkinson to come round at a time to suit me to take photos & floor plans etc. He was on time, very polite and took masses of photos and floor plans and info for the site on the Saturday morning. It was all live by the Tuesday. As we opted against a "For Sale" sign and not being with any other agent, also being in the middle of November and at a time when we had just seen 5 interest rate increases, we never expected to see any viewings until after Christmas at the earliest.
The first viewing came two weeks later from a buyer who wasn't in a chain and was keen to move asap. She viewed our place on Saturday 1st Dec 07 and put an offer forward, which we were delighted with. Our buyer also commented as to how impressed she was with all of the info on the site and the photos and she felt as if she knew exactly what she was getting before she even walked through the door. It just goes to dispel any myths out there that the market is slowing and you won't sell before Christmas is a load of rubbish. We also liked the amount of control we had, being able to view our account 24/7 which meant we didn't have to ring and pester to get feedback on viewings etc. We also used the HNW conveyancing team and our case handler was professional, communicative and dealt with everything extremely swiftly.

I used Housenetwork. They combine very low fixed fees with a web presence and the benefits of an estate agency (negotiation, marketing etc.). As long as you are prepared to do the viewings, or you can arrange someone to do this, I would thoroughly recommend them. I did a lot of research to find a web based agent who: - promoted via major websites including rightmove - had a low fee (£200 upfront, £200 on completion or 0.5%) - provided decent marketing (including a 360 video of your home) In my opinion, as long as you have the first two are OK most of the job is done. The beauty is Housenetwork will arrange the viewings, website and negotiations for you.

House Network provided a first class service, unlike the patronising service offered by more traditional providers. Other mainstream Estate Agents told us that we wouldn't get more than £145k for our property even though we thought it was worth £10k more. House Network didn't question this and let us market the property for £155k which sold within weeks. Not only did we gain £10k on the sale price but paid a fraction of the costs for selling the property, saving another estimated £2k! The web site offered a fantastic professional platform which no doubt sold the property. We received a first class service from House Network and would 100% recommend them to anyone wishing to sell.

With estate agents all seeming to charge a huge amount for not very much in return, I looked to the Internet to see if there were any better alternatives. One stood out House Network. They were the only one to offer an estate agency service, with advertising on RightMove and for a reasonable price. Having found them, I still had some concerns about who they were since Id never heard of them before, but it was easy to put my mind at rest.
They have a very informative web site, and crucially they also back it up with a competent organisation behind it and communication by telephone just like any other estate agent. They even have a simple contract thats doesnt tie you in like some do.
So I took the plunge and paid the up-front fee for a home visit. This happened exactly on time even though the local Cheshire-based person originally booked, turned out to be unavailable they actually sent someone else all the way up from London.
After the visit, the installation of a sale board and publishing of my house details on the web also went smoothly (I did have a couple of issues to sort out, but I dont mind this as long as they get sorted out and this was done very quickly and effectively using email and phone calls). Now my house was on the market and within a couple of weeks, before Id even had time to wonder whether the advertising was working, I had my first viewing. Shortly afterwards this also turned into my first offer, which highlights another key feature of House Networks service because there are no restrictions on the amount of photographs or descriptive text and you have a floor plan and virtual tours, potential buyers get a really good idea of the house before coming to see it hence you are much more likely to get an offer from a viewing.
As it turned out, this first offer fell through (obviously nothing to do with House Network), but I had another one within the same week and sold shortly afterwards. As with anything, you do have to understand and incorporate correctly the service that House Network offers, into the overall house selling process in order to get the best out of it and not apportion any blame for not selling your house unduly.
For instance, to get a good advert with good photos you need a clean and tidy house to start with and preferably sunny weather. House Network certainly supply descriptions that are no worse than any other estate agent, but none of them know your house like you do so as soon as my initial web site was created I got straight online to do some fine tuning. No house is going to sell if its overpriced and it helps to do your own research into this. In a static or falling market, dont expect to get the full asking price. Regularly check your advert is where its supposed to be e.g. do a search on RightMove.
Remember you have to do your own viewings which seems to be about the only thing House Network cant do that a local agent could, but also remember how much a local agent charges for it, that House Network do the booking and feedback for you, and that all being well there wont be a need for many viewings anyway. Im looking for a new house for myself now and I must say its very frustrating having to make do with the sparse details most agents provide. A few offer a floor plan which is really useful, but you rarely see more than about 5 pictures.
At the moment I think House Network lead the way when it comes to selling houses. You get a modern and professional service for a fair price. I always felt in control of the selling process and yet supported at the same time.

I have used a number of estate agents in the past (I am currently marketing my 4th house) and I must say that HouseNetwork have provided the most efficient and comprehensive service of all the agencies I have used. They visited my house (as a 'conventional' estate agent would), they noted the room dimensions (as a 'conventional' estate agent would), they erected a 'For Sale' board (as a 'conventional' estate agent would), they provided floor plans (as some 'conventional' estate agents would) and they filmed a virtual tour (as only a minority of 'conventional' estates agents would).

The main, significant differences between HouseNetwork and other 'conventional' estate agents is that HouseNetwork have had the foresight to fully embrace the modern technologies available to them and to provide their excellent services to the customer at a reasonable and realistic price
